Remember that house we put an offer on? Told our offer was accepted, then 12 hours later oh whoopsie, no, decided to unaccept? 
Because the other buyer upped their offer and could pay in cash?

It closed Friday or Saturday, which means the amount it sold for is now public record. 

It sold for LESS than our offer. 

The Stroppy One said, with no hyperbole or exaggeration, that in the 27 years he's known me he has NEVER seen me that angry. 

The only reason I am not going straight to hexing and serious malefica is because several people have convinced me that I don't want to invoke that sort of energy while we're still house hunting. But my G-D I want to hex that realtor into the ground. Fuck her.

As an FYI, sometimes cash changes hands in these transactions and isn't recorded as part of the sale price. It's quite possible they paid a lot more than your offer, but they structured the transaction in such a way that it's not obvious.

Not actually what I meant. You can do all sorts of real estate transactions for "X dollars and other considerations" and that's entirely legal. What gets recorded and what happened can be two different things for legit reasons.

This. The buyer could have made a deal with the seller to wait until after their contract with the agent was over, and then buy at the price the seller actually wanted before the agent put their 10% or whatever it is on. Still, infuriating as hell and of course not fair.

It sucks. It's awful. But it may not be on the realtor. Sometimes the house seller has a real time crunch on, and mortgage companies can be bitches. They want to consider the house and whether their money is recoverable if you default. They want to commission an extra survey on the house to see if their surveyors agree there aren't any serious issues with it.

So yes, a seller with a time crunch (ie they've already found a house they want to buy and need to close FAST) will accept a lower offer that's a cash sale. So they know they can get THEIR dream house. Your realtor may not be the one who needs hexing, because in the end, it's not their choice whose offer the seller accepts.

*nods* This is also certainly a possibility if you were financing part of the purchase.

If it were my deal I'd ask my agent to speak with the seller's agent and see if they can get some clarity on what happened. I think that's a very reasonable request under the circumstances and could provide some peace of mind. And if there's some issue with the finances, it could be possible to switch things up so it doesn't happen again.
